Key Features

The Veritasium Accelerated Property Fund is designed with the following key attributes:

Superior Mortgage

An equitable and registrable mortgage is superior as it secures an equitable interest in the performance of the business cycle, while mortgage insurance provides additional protection for a pre-agreed share of income and gross margin.

Alternative Funding to Banks

Accelerated Property Fund operates as an alternative source of funding from banks and private lenders, who traditionally provide debt funding with fixed arrangements over a fixed term. Our equity funding facility adjusts to optimise outcomes.

Debt-like Equity

Accelerated Property Fund investments are structured as a hybrid ‘debt-like’ equity investment, delivered in a facility format. The facility design seeks to keep elements of debt funding, such as income, security, insurance, and tax-deductibility, but acquires preferred equity with additional access to a share of pre-tax gross margin.

Medium-Term
Higher-Income

Operating a diversified portfolio of secured hybrid equity investments the Accelerated Property Fund participates in medium-term higher-income funding to businesses. Capital preservation is 100% asset backed by Australian real property.

Team of Professionals

In all aspects our team of industry experts has decades of experience in real property, production businesses, funds management, and securities management. The team has a proven record in property development, agribusiness, and renewable energy businesses in Australia.

Wholesale Investors

Accelerated Property Fund is offered to qualified wholesale investors seeking higher-performing, lower-risk quarterly returns from a share of profit in selected ESG equity investments in real property-based businesses in Australia.

  • If the Distribution Reinvestment Plan (DRP) is selected on the application form, these payments are converted into a new issue of units. This option effectively compounds income four times per year. Investors may opt-out of the DRP at any time to receive cash distributions.
Why do businesses need equity investment and not a bank loan?

Australian businesses operating in real property require sufficient equity capital to access debt capital such as loans from banks. The Accelerated Property Fund provides equity in a funding format to businesses for construction projects or ongoing primary production.

Where businesses are constructing real property such as community housing, hybrid equity can replace debt and is only required until completion of the development project. The equity capital is then returned to the portfolio with a share of profit.

Where businesses are in primary production, such as agribusiness or solar farming, hybrid equity is required to modernise equipment or evolve products, which banks may not extend to. The equity capital is then returned to the portfolio as multiple of invested capital (MOIC) regardless of profits.

In each case the portfolio is also entitled to a share of monthly income until the equity capital is returned and then invested again.

Does the portfolio construction have an established process for managing defaults?
  • A tried-and-tested policy for default management and debt recovery is in place. This policy’s primary premise is to put the interests of our investors above all others. The portfolio provides continuing monitoring of investments.
  • The default procedure begins with cooperating with the borrower to reach an acceptable resolution. The recovery team shall begin legal procedures on behalf of the investors, in line with the loan security held, if a reasonable resolution cannot be reached within a reasonable timeframe and will proceed with the sale of the collateral if necessary.
Does the manager hold an Australian Financial Services Licence?

Rhodium Equity as trustee and investment manager is authorised representative 001296786 of CODA Asset Management Pty Ltd holding AFSL 389315.
